FAQs About Radon System Repair

How do I know if my radon mitigation system is working properly?

Most radon mitigation systems have a visual indicator, called a manometer or U-tube gauge, that shows whether the system is actively creating suction. If the liquid levels in the U-tube are uneven, the system is functioning; if they are even, it may have stopped working. You should also listen for the hum of the fan motor running, which is typically a low, steady sound. The most reliable way to confirm effectiveness is to conduct a radon test at least every two years or after any system repair.

How do I check my radon system's manometer?

The manometer is typically a small U-shaped tube filled with colored liquid, mounted on the radon pipe in your basement or utility area. If the fluid levels are unequal - one side higher than the other - the system is actively generating suction and operating correctly. Equal fluid levels on both sides indicate a loss of suction, meaning the fan may have failed. Check your manometer monthly as part of a simple routine home maintenance habit.

How long does a radon fan replacement take?

A straightforward radon fan replacement typically takes between one and three hours to complete. The process involves disconnecting the old fan, ensuring the piping connections are sealed properly, and installing and testing the new fan. If any piping issues, additional sealing, or diagnostic work is required, the job may take longer. Most homeowners can schedule and complete a fan replacement in a single service visit.

Why does my radon system have moisture or water in the pipes?

Moisture and condensation are common in radon mitigation systems because the system is drawing air from beneath the foundation, where humidity levels are high. Most systems are designed with a slight downward slope in the piping to allow condensate to drain back underground. If water is pooling at the fan or dripping excessively, it may indicate a drainage slope issue, a high water table, or a compromised pipe joint. A radon professional can assess and correct drainage issues to prevent moisture damage to the fan.

Does a finished basement affect how well the radon system works?

A finished basement can make radon mitigation more complex because the concrete slab may be covered with flooring materials that limit access to suction points. If the mitigation system was installed before finishing, this is generally not an issue as long as the existing suction points remain accessible. Renovations that seal or cover existing suction point locations may reduce system effectiveness and require relocation of piping. Always inform a radon contractor about any basement finishing plans before and after installation.

Should the radon fan be installed inside or outside the home?

Radon fans should always be installed in unconditioned spaces or on the exterior of the home - never in a living area. If the fan were to leak, installing it outside or in an attic prevents radon from being released directly into occupied living spaces. The exhaust pipe must also terminate above the roofline or away from windows and doors to prevent re-entry of exhausted radon. Proper placement is a key safety requirement outlined in EPA installation guidelines.
